What wood is the garden building made of?

Julian Christian buildings are made from Scandinavian slow grown Redwood. Where possible they source timber from FSC (Forest Stewardship Council) or PTFS certified suppliers.

What is the Summerhouse roof made of and how long will it last?

A simple clip-on tile system made from African thatching reed, an eco-friendly product that offers a high degree of insulation. Typically 10 degrees cooler in summer and 10 degrees warmer in winter. As it is a natural product it will degenerate over time, but we expect a life expectancy of approximately 5-7 years depending upon the location in the country and within the garden. The thatch weathers in a similar way to traditional thatch and will darken over time. The reed is made into a tile so you do not need an expensive qualified Thatcher to replace it as it is a relatively easy task to unhook the old tiles and replace with new ones. You can do it yourself or Julian Christian offers a service to replace them for you.

Do you offer an alternative to the thatched roof of the summerhouse?

We can supply a cedar shingle roof which is a little more expensive (see price lists). However it does have a much longer life expectancy of approximately 50 years.

How long will the garden building last?

The buildings are structurally guaranteed for 10 years but we expect the building to last 15 to 20 years.

Do you install the building in my garden and how will it arrive?

The price that you pay for a building includes delivery and installation but not the ground preparation. Julian Christian make all the component parts in their workshop in Oxford and then assemble on site.

What ground preparation is needed?

Poured concrete is ideal, 6 inches thick, or alternatively, a properly supported deck or slabs with a hard core base is also suitable. We provide a working drawing specification for each building. Alternatively we can provide a concrete base at a standard charge of £895 for each building.

How do we maintain the garden building?

Where necessary (i.e. in direct contact with the ground) the floor support joists beneath the floorboards are made from the pressure treated timber to increase the longevity. This timber never needs any further treatment. The rest of the timber that we use is treated with a modern and highly effective timber treatment. Maintenance on this is relatively low, as the roof provides the necessary protection. It does not suffer the same weathering (sun bleaching and rain damage) as traditional wooden furniture, therefore should only need retreating every couple of years. We recommend clear Cuprinol.

What about heating?

We ONLY supply the heaters. We DO NOT provide any connection due to EU legislation. You will need to get a qualified electrician to do this for you. Julian Christian offer a range of infrared and halogen heaters from 1.5kW to 3kW. They are cheap to run and, unlike conventional heaters, there is no warm up period.

What about lighting?

We supply one type of lighting. These are supplied as a set for each building, including lights, transformers (1x transformer per 2x lights), and switches. The installation team will attach the light fixing and bulb to the roof joists inside the building, and pull the wires from the light fixing through the roof joists and ply which are connected by the thatch. You will need a qualified electrician to connect these wires to the transformers provided and then the mains.

Do we need planning permission?

No, the buildings are classed as a freestanding structure and do not contravene the height requirements that necessitate building regulations. However, if your house is a listed building or located in a designated area of outstanding natural beauty, then you will need to check with your local planning office.

What if I move - Can I take it with me?

Yes. We can relocate the building to a new address.

Do I need to pay a deposit?

A deposit of 35% is required, unless otherwise agreed.
